The Cheesecake Factory occupies a distinct place in the American dining hierarchy. A new analysis by The Washington Sun places the chain third among restaurant brands for the highest surrounding property values. Homes within three miles of Cheesecake Factory locations are valued approximately 27% higher than homes in similar regions with comparable population density. The study attributes this premium partly to the chain’s frequent placement in upscale shopping centers.

The ranking follows a public debate sparked by former President Barack Obama. The former president compared the decor of the current White House to the interior of a Cheesecake Factory. The remark prompted a look into whether the chain serves as a marker of affluence or a staple of everyday dining. The Washington Sun used data from Overture Maps, Zillow, and the Census Bureau to answer that question. The methodology adapted the work of housing expert Aziz Sunderji to measure the correlation between specific business types and local real estate prices.

Two other fast-casual brands outperformed the Cheesecake Factory in the analysis. Cava, a Mediterranean and Greek chain, ranked first. Home values near its restaurants are 39% higher than in comparable areas. The company opened its first restaurant in 2006 and celebrated its 500th location in September. Shake Shack ranked second with a 38% premium. The burger chain began as a hot dog cart in New York City in 2001 and has since expanded globally.

The Cheesecake Factory traces its origins to 1978, when David Overton opened the first restaurant in Beverly Hills, California. He opened the location to feature cheesecakes baked by his mother, Evelyn, who had started baking in Detroit in the 1940s. The chain has grown to approximately 250 restaurants worldwide. It is often associated with the suburban mall culture of the late 20th century, known for large portions and elaborate interior design.

P.F. Chang’s ranked fourth in the study. Property values near its Asian-inspired restaurants are 26% higher than in comparable neighborhoods. Founded in Scottsdale, Arizona, in 1993, the chain now operates more than 300 locations in over 20 countries. Chipotle Mexican Grill and Panera Bread tied for fifth place. Both chains are associated with a 17% increase in nearby home values. Chipotle has expanded to more than 4,000 restaurants, while Panera operates over 2,250 bakery-cafes across 48 states, Washington, D.C., and Ontario, Canada.

Other businesses showed similar patterns of wealth association. Clubs Pilates, Whole Foods, Warby Parker, and Apple stores were linked to neighborhoods with higher home values. Conversely, Five Below, Olive Garden, Texas Roadhouse, and Planet Fitness were linked to areas with lower home values. Fox News Digital reached out to the restaurant chains for comment on the findings.
